01Neighbourhoods

Where families live

Each part of Chennai grew up in a different era.

Old-money homes line the Adyar River. Nungambakkam is the busy diplomatic quarter, and Adyar is leafy and academic. Besant Nagar is calm and by the beach, and Anna Nagar is planned and spacious. The OMR (Old Mahabalipuram Road) is high-rise and full of IT offices. Many senior expats live in beachfront villas on the East Coast Road (ECR). The right choice depends on where you work, where your children go to school, and how close you want to be to the sea.

The map of Chennai loads here.

A tip: For expat families, the school run matters more than anything else when choosing a Chennai neighbourhood. American International School (AISC) sits in Taramani, making Adyar/Indira Nagar and Besant Nagar the natural catchments. KC High at Navalur favours OMR families. Lady Andal at Chetpet favours Nungambakkam. IKAN arranges property viewings within 48 hours of your arrival, and virtual tours before you arrive.

02Housing Market

What rent costs in 2026

Chennai has two housing markets. In the centre (Boat Club Road, Nungambakkam, Adyar), real bungalows and heritage apartments rent for close to Mumbai prices. The OMR corridor is some of the best value for a modern apartment in any Indian city, with large 3BHKs in high-rise gated communities at much lower rents. Decide first which Chennai you want.

Rental Rules
Key Market Practices
  • Security deposit: The Tamil Nadu tenancy Act (2017) caps residential deposits at 3 months' rent, but on the ground ~6 months is still the working norm in Chennai, and premium pockets (Boat Club, Nungambakkam, ECR) can ask 6-10 months. The historical 10-month norm is now rare and has eased for corporate tenants. Negotiation is expected, build the deposit into your relocation budget
  • Lease length: The 11-month Leave & License (the standard Indian lease) is the market norm, renewable with a modest 5-10% rent escalation. Leases are capped at 11 months by design, registration becomes mandatory at 12 months, with stamp duty charged on the total rent plus the deposit and a registration fee on top, so owners avoid the trigger (if a tenant insists on registering, they typically bear that cost). Every tenancy, 11-month ones included, must also be filed with the TN Rent Authority (tenancy.tn.gov.in) within 90 days
  • Furnishing: Most apartments are semi-furnished (wardrobes, AC, kitchen, appliances). Fully furnished options are also available, depending on negotiation, and come at a premium
  • TDS: As a tenant, one may be required to withhold tax at source from the monthly rent, so do consult a tax professional
  • Documentation: Aadhaar (if available; not required), Passport, Visa and PAN. IKAN helps negotiate and prepare your Leave & License
  • Tax Withholding Compliance: Standard practice for monthly rents above ₹50,000, your tax advisor will guide
2026 Market Trends
Market Intelligence
  • OMR premium creep: 18-25% appreciation in Sholinganallur and Navalur over 24 months, driven by Metro Phase 2 announcements
  • ECR coastal: Neelankarai and Akkarai gaining premium as ECR upgrades and Mahabalipuram tourism normalises
  • Anna Nagar-Sriperumbudur corridor: Steady demand from auto sector executives at Hyundai, Renault-Nissan, BMW
  • Central scarcity: Boat Club Road and Poes Garden see almost no new supply, bungalow stock is finite
  • Best value segment: Ready-to-move 3BHKs in established OMR gated communities (Casagrand, Prestige, Brigade projects around Sholinganallur-Navalur) offer the strongest rent-per-square-foot value for expat families, under-construction inventory toward Kelambakkam softens prices but carries handover risk
  • Rental yields: Gross yields hold at a healthy 3.5-4.5% on OMR apartments versus a thin 2-2.5% on central bungalows, where capital values far outrun rents, landlords there negotiate harder on deposits than on headline rent
  • Company and NRI demand: Hyundai, Pegatron and Foxconn expansion near Sriperumbudur, plus a new wave of hiring at global capability centres (GCCs, the big tech back offices) on the OMR, is tightening the supply of furnished apartments. NRI owners (Indians living abroad) increasingly prefer 2-3 year company leases, which gives relocating tenants more room to negotiate lock-in and notice terms
